Location

Balderstone is a small village near the River Ribble. It is 5 miles NW of Blackburn on the busy A59 cross pennine trunk road. The pub is well located opposite the large BAE Systems operation. It is approx 2 miles from the M6.
 

Description

This is a well positioned house with lots of character. It has a car park to the side (15 cars) and ample parking on a disused section of the old road which is adjacent. There is a large beer garden and patio area to the rear and benched to the front. The interior is very Olde Worlde with low beams and traditional F&F. There is also a large smoking shelter than can be accessed from the rear.

There is one central lounge and a smaller snug area which is often used for meetings. There are approx 40 covers in total. The decor and F&F are in reasonable condition. Upstairs there are 3 en suite letting rooms.
